As an international there are a lot of steps to figure out in order to make your dream of working and living in the Netherlands a reality. It can be overwhelming to try and decipher the Dutch system and to know who to turn to for help. Although our focus at Undutchables is on helping you find a job, we know that getting established in the Netherlands involves more than just landing a great new position. That's why we have teamed up with some great companies that can assist you with the other steps of the process. We interviewed one of our partners this week and want to give you a chance to get to know them and learn about their services as well, so without further ado, let us introduce our housing and relocation partner - Xpat Housing Solutions.

1. What is Xpat Housing Solutions?

Finding a home in the Netherlands is one of the biggest challenges internationals face when relocating. Tight housing supply, complex regulations, and unfamiliar processes can quickly turn what should be an exciting new chapter into a stressful experience. 

This is exactly where Xpat Housing Solutions comes in. As a one-stop shop for housing and relocation, the company supports both internationals and employers throughout the entire journey, from arrival to long-term settlement. 

Originally founded in 2017 as Corporate Housing Solutions, the company recently rebranded to better reflect its broader scope. Where the focus initially lay in supporting employers with housing for their international employees, more and more internationals started approaching the company directly. Today, Xpat Housing Solutions operates nationwide, supported by a core team of five and an extended network of 15 real estate professionals across the Netherlands who help both newcomers and employers with all their housing and relocation needs. 

2. Why do you do what you do?

I’ve always had a lot of respect for people who move their entire lives to another country. I experienced how difficult and stressful it can be to find housing abroad, and that was just as a student. That experience stayed with me. 

That personal experience still drives our company today. Our mission is to make arriving and settling in the Netherlands as smooth and stress-free as possible; for both internationals and the companies that employ them. 

3. Which products/services do you offer?

What makes Xpat Housing Solutions unique is its ability to support clients throughout the entire housing journey. 

Most internationals arrive in the Netherlands without a home, but with a job already secured. Our company helps them find short stay accommodation or even secure a rental property before arrival. From there, many clients return when they are ready to take the next step. 

What started with rentals naturally expanded. Clients came back to us when they wanted to buy a home. Given my background in banking, adding mortgage advice was the logical next step. 

Today, Xpat Housing Solutions offers a complete package: short stay, rental solutions, buying support, mortgage advice, and settling-in services, all under one roof. 

4. What is the current market like in your industry?

The Dutch housing market remains highly competitive. Limited supply, rising demand, and stricter regulations make it increasingly difficult to secure housing, especially for internationals who are unfamiliar with the system. 

At the same time, hiring international talent has become more complex and costly for employers, which directly impacts relocation flows. 

We see a market that fluctuates depending on external factors such as government policies, geopolitical developments, and economic conditions. While the past two years have seen a decline in international arrivals, the underlying need for professional housing support has remained strong. As international mobility picks up again, we expect demand to grow accordingly. 

5. What are your unique selling points for the international community?

What truly sets us apart is that we take full ownership of the housing challenge and provide a personal service. Our clients don’t have to figure everything out themselves; we guide them from A to Z. 

In a market that is becoming increasingly digital and fragmented, we combine smart technology with a highly personal approach. Every client works with a dedicated advisor, creating a trusted relationship that often continues beyond the first housing solution. 

For employers, this translates into a reliable partner who reduces the workload for HR and mobility teams, while ensuring international employees feel at home faster; an increasingly important factor for employee satisfaction and retention. 

6. What has been your most memorable moment working with internationals?

One story that has always stayed with me is about the very first private clients we supported directly. 

At the time, we were mainly focused on helping corporate clients and their international employees. This couple was staying in one of our short stay accommodations and approached me with a simple question: could we also help them find a rental home? 
We hadn’t formally offered services to private individuals yet. But I really wanted to help them, so I decided to create a contract specifically for their situation. 

Within just one week, we secured a home. Their reaction was incredibly enthusiastic, and that moment marked a turning point for the company. Not only did it lead to supporting many more private clients directly, but the relationship with this couple continued to grow. Later on, they also became our very first buying and mortgage clients. 

In fact, they inspired me to expand our services. That’s how our buying and mortgage offering really started. 

7. Do you have any industry tips for our readers?

Navigating the Dutch housing market can be challenging, but preparation makes a big difference:  

  • Be well-prepared and act quickly; timing is crucial
  • Ensure your documentation is complete and ready
  • Work with reliable sources and avoid unnecessary risks
  • Consider professional guidance to increase your chances of success 

8. What are your expectations for the future?

With our recent expansion to nationwide coverage, we are well positioned to support a growing number of internationals and employers across the Netherlands. 

My personal motto has always been:“Where there is a will, there is a way.” I believe it is especially relevant in today’s challenging Dutch housing market, and I hope it helps others to stay resilient and keep perspective.
